How a Commercial Job Runs
Commercial jobs follow a set process, so you know what is happening at each stage and what paperwork you will get at the end.
Step 1: Site inspection and sampling. We walk the site, review your existing asbestos register if you have one, and send samples to NATA-accredited laboratories where materials need confirming.
Step 2: Scope and quote. You get a clear scope: what is coming out, which licence class applies, and the order the work will happen in.
Step 3: Planning the work. We talk through access, staging and which areas need to be closed off before work starts.
Step 4: Notification. Licensed removal must be notified to SafeWork NSW at least 5 calendar days before it starts. We lodge it and handle neighbour notifications where they are needed.
Step 5: Removal. The work area is set up and controlled to suit the material, from wetting down bonded sheeting to full enclosures for friable asbestos.
Step 6: Disposal. Waste is double wrapped, transported and disposed of at a licensed facility, and loads over 100 kg or 10 m² are tracked under NSW EPA rules.
Step 7: Clearance and paperwork. You receive the clearance certificate and disposal records, ready to update your asbestos register and management plan.

Licensing, Notification and Clearance
- Licence class. Friable asbestos of any amount needs a Class A licence. Non-friable (bonded) asbestos over 10 m² needs at least a Class B licence. We hold a Class B licence.
- Notification. Licensed removal must be notified to SafeWork NSW at least 5 calendar days before work starts.
- Air monitoring. On friable (Class A) jobs, an independent licensed asbestos assessor monitors the air while the work is under way.
- Clearance. After friable removal, an independent licensed asbestos assessor inspects the area, runs clearance air monitoring and issues the clearance certificate before the area is reoccupied. After bonded removal over 10 m², an independent competent person carries out the clearance inspection.
- Records. Clearance certificates and disposal records go straight into your asbestos register and management plan.

It must be independent of the removalist. For friable work it is a licensed asbestos assessor, and for bonded work over 10 m² it is an independent competent person. We arrange the clearance so you have the certificate when the job is finished.

It depends on how the building is used. An owners corporation responsible only for residential common areas is generally not treated as a business under WHS law.
