Western Sydney was built in fibro
More of Sydney’s asbestos sits west of Parramatta than anywhere else. The 1950s and 60s fibro cottages of Blacktown, Seven Hills, Lalor Park and Doonside were followed by the big Housing Commission estates of the late 60s and 70s at Mount Druitt, Lethbridge Park, Whalan, Tregear, Emerton, Bidwill and Shalvey, and asbestos cement was the standard material for walls, eaves, wet areas and every garage and shed on the block. Kings Langley, Quakers Hill and the 1980s estates are mostly brick veneer, but the garages, fences and laundries often are not.
That housing is now fifty to seventy years old and it is being renovated, extended and knocked down at a rate nowhere else in Sydney matches. Granny flats, duplexes and knockdown-rebuilds all start with the same question: what is in the old house and the old garage, and who takes it away.

The jobs we do most in the west
Garage and shed removal
The most common Western Sydney job: a fibro garage or shed, often with a corrugated asbestos roof, that is leaking, falling down or in the way of a granny flat. We remove the sheeting under licence and take the frame and slab down in the same visit, with our own crew.
Asbestos roof removal
Corrugated asbestos roofing on garages, carports and older houses across the west. Sheets come off whole, get wrapped on the ground, gutters are cleaned out and the roof frame is sealed with PVA before your roofer takes over, scheduled back to back so the building is not left open.
House demolition and knockdown-rebuild
The whole house, asbestos first. We remove and clear the asbestos, then demolish, and your builder gets one clearance certificate and a clean block. Partial demolitions for extensions and duplex conversions are handled the same way, by the same crew, on the same clearance.
Full removal for renovations
External cladding, eaves, internal linings and wet areas removed ahead of a renovation, with the site set up to contain fibres and an independent clearance certificate before the next trade starts.
Testing for landlords and buyers
A large share of the west's older housing is rental stock. Samples to a NATA-accredited laboratory (how testing works) settle what is there before a tenant's repair request turns into a hazard, and pre-purchase inspections tell buyers what they are taking on.
Disposal and paperwork
Transport and disposal at an EPA-licensed facility is included in every job, and the waste paperwork comes back to you. For a granny flat or a knockdown that is the document your certifier wants, and it proves the old shed did not end up in a skip.

How a Western Sydney job runs
- Photos or a visit, then a fixed quote. For a garage or shed, photos and rough measurements are usually enough. For a whole house we come out. The price covers removal, demolition if you want it, disposal and the clearance certificate.
- SafeWork NSW notice. Licensed removal work has to be notified five days ahead. We lodge it.
- Set-up. Fencing and signage, PPE, a decontamination point, and a sealed enclosure with negative air for any friable material.
- Removal. Sheets wetted, fixings removed, sheets kept whole, wrapped in heavy plastic, sealed and labelled. Slabs and ground around demolished garages checked for broken pieces.
- Demolition, if it is part of the job, once the asbestos is off and cleared.
- Disposal at an EPA-licensed facility, and the waste paperwork comes back to you.
- Clearance certificate from an independent licensed assessor.

Western Sydney asbestos questions
The questions we hear most in the west. Anything else, call 0452 224 398.
A single garage or shed is at the cheap end and is usually a fixed price from photos. A whole fibro house is at the other end and needs a visit. Bonded versus friable, access and the amount of waste set the number. Our cost guide explains what moves it.
Yes, and most Western Sydney garage jobs are exactly that. Asbestos off and cleared first, then the frame and slab, same crew, same day where the size allows.
Have it tested if you are not sure, then have it removed under licence before the builder starts. Your certifier will want the clearance certificate, and the waste receipt proves it did not end up in a skip.
For licensed removal work, yes, five days before it starts. We lodge it as part of the job.
Yes. We remove and clear it and hand a sealed roof frame to your roofer, scheduled so the new roof goes on straight after.
