Asbestos Clearance

An asbestos clearance certificate is the document that proves your property is safe to re-enter after asbestos removal work has been completed. In NSW, it is the final piece of paperwork in every legitimate removal job, and for any removal work covering more than 10m² of asbestos, it is a legal requirement under Work, Health and Safety law. Hazardous Removal Company provides clearance certificates issued by independent licensed asbestos assessors across Sydney, Wollongong, the Central Coast and regional NSW.

If you are planning a removal job and want clarity on what you will receive at the end of it, this page explains exactly what is included in our clearance certificates, when they are required, who is legally allowed to issue them, and why they matter beyond the immediate job.

What a Clearance Certificate Includes

Every clearance certificate we issue contains the same core information:

  • The full name and SafeWork NSW licence number of the licensed asbestos assessor who carried out the inspection
  • The property address and a description of the removal area
  • The date and time of the clearance inspection
  • The scope of the original removal work
  • The methodology used during inspection (visual clearance, air monitoring clearance, or both)
  • Photographs of the cleared area
  • Air monitoring results where applicable
  • A clear statement confirming the area is safe for unprotected re-entry
  • The signature and licence number of the issuing assessor

The report is written in plain language. There is no jargon, and no ambiguity about whether the site has passed. Anyone reading it, including building inspectors, councils, insurers and future property buyers, can immediately see what was done and what the outcome was.
