Old houses, heritage streets and asbestos in the bits you cannot see

The North Shore’s houses are older and better kept than most of Sydney, which is exactly why the asbestos is easy to miss. Federation and inter-war brick homes from Killara to Chatswood to Hunters Hill were built before asbestos cement was common, but the sunrooms, garages, laundries and eaves added to them in the 1950s and 60s were not. Willoughby, Lane Cove, Artarmon and Ryde have whole streets of post-war weatherboard and fibro. And the ceilings: fibro ceilings and gable-end linings on houses that have been painted a dozen times and look like plaster.

Heritage conservation areas across Ku-ring-gai, Willoughby and Hunters Hill mean most work here is renovation and partial demolition rather than knockdown, so the asbestos has to come out of a house that people are keeping. The steep bush blocks of Castlecrag, Northbridge, Castle Cove and Lane Cove add tight access and long carries. On the Ryde side, knockdown-rebuilds are common and the whole house goes.

Ceiling and eave removal

The North Shore's signature job: a damaged fibro ceiling or gable end in a house that is otherwise being kept, removed with the room sealed and floors protected so the plasterer can follow. Even under 10 m², most owners here want a clearance certificate, and we arrange it through an independent assessor.

Sunrooms, garages and additions

The 1950s and 60s additions on older houses: sunroom walls, ceilings and external sheeting, garage linings and roofs. Removed whole where possible, wrapped and sealed on site, frames sealed with PVA. Friable material is handled under Class A conditions with a sealed enclosure.

Partial demolition in heritage areas

Taking off a rear addition, a garage or a sunroom while the original house stays, with the asbestos removed and cleared first and the demolition done by the same crew. On the Ryde side, full knockdown-rebuild demolition works the same way, with one clearance certificate.

Testing and pre-purchase inspection

Painted fibro and plaster look the same. A sample to a NATA-accredited laboratory settles it before a renovation or a purchase, usually within days. How testing works, and what a pre-purchase inspection covers on a house with sixty years of additions.

Air monitoring and clearance

Air monitoring during friable work, and a clearance certificate from an independent licensed assessor at the end of every licensed removal. Waste is transported to an EPA-licensed facility and the documentation is supplied to you, ready for the plasterer, builder or a future sale.

Strata and commercial registers

Strata buildings and commercial premises built before 2004 are required to keep an asbestos register and management plan. We survey, label and document, and for older North Shore blocks with several generations of additions that survey is usually overdue, and the plan is what the strata manager needs.

How a North Shore job runs

  1. Sample first if it is painted. Painted fibro and plaster are easy to confuse. A NATA lab result before anyone quotes.
  2. Fixed written quote for removal, disposal and the clearance certificate, timed to your builder or plasterer.
  3. SafeWork NSW notice lodged by us five days ahead of licensed removal work.
  4. Set-up. Room or area sealed, floors and stairs protected, PPE and a decontamination point, and a negative-air enclosure for friable material. On steep blocks, the carry route to the truck is planned before the first sheet comes down.
  5. Removal. Sheets wetted, fixings removed, kept whole, wrapped in heavy plastic, sealed and labelled. Frames and ceiling joists sealed with PVA.
  6. Disposal at an EPA-licensed facility, waste paperwork to you.
  7. Clearance certificate from an independent licensed assessor, then the plasterer, builder or demolition crew takes over.
