A steel town, a coal coast, and a lot of fibro

The Illawarra’s housing was built for the steelworks and the mines. Worker cottages went up in fibro through Port Kembla, Cringila, Warrawong, Berkeley and Unanderra from the 1940s to the 1960s, the Housing Commission estates at Warrawong, Berkeley, Bellambi and Koonawarra followed, and the northern villages from Thirroul to Helensburgh are lined with weatherboard and fibro miners’ cottages older than any of them. Even the brick homes of Figtree, Mount Ousley and Dapto have fibro eaves, garages and laundries.

The coast makes it worse. Salt air and the damp coming off the escarpment corrode fixings and break down asbestos cement faster than in Sydney, so external sheeting and roofs down here are often already cracking and shedding. A cracked sheet on a Wollongong roof is a fibre release, not a maintenance job.

Testing, removal, roofs and demolition in Wollongong

Asbestos testing and inspection

More people in the Illawarra ask us for testing than almost anywhere else, usually before a renovation or a purchase. We inspect, take samples and send them to a NATA-accredited laboratory, and you get the result in writing. How testing works and what the report covers.

Asbestos removal

Bonded sheeting, roofing, fences and linings, and friable material such as pipe lagging and weather-damaged sheeting under Class A conditions. Sheets wetted and kept whole, wrapped and sealed on site, frames sealed with PVA. Corroded coastal fixings are cut rather than forced so sheets do not break.

Asbestos roof removal

Corrugated asbestos roofs on Illawarra houses and garages come off sheet by sheet, gutters are cleaned of the sludge that has collected in them, the roof space is vacuumed, and your roofing contractor takes over with the house open for as little time as possible.

Insulation removal

Old ceiling insulation comes out when a damaged fibro ceiling has contaminated it, or when the ceiling itself is being replaced. It is bagged inside the sealed work zone and disposed of with the asbestos waste, and the ceiling space is vacuumed before the plasterer starts.

Demolition with asbestos removal

Sheds, garages, cottages and small commercial buildings around Port Kembla and Unanderra, with the asbestos removed and cleared before the demolition. One crew, one trip down the M1, one clearance certificate between the two stages, and the slab and ground checked for broken pieces.

Disposal, monitoring and clearance

Waste to an EPA-licensed facility with documentation. Air monitoring on friable jobs and a clearance certificate from an independent licensed assessor at the end of every licensed removal, before the builder or roofer starts. Both documents are supplied to you for the property file.

Where we find it in Illawarra homes

The usual finds on Illawarra jobs:

  • External fibro cladding and gable ends on cottages and worker housing
  • Corrugated asbestos roofing on houses, garages and sheds
  • Eaves, and the linings of enclosed verandahs and sleep-outs
  • Bathroom, kitchen and laundry linings behind tiles
  • Old ceiling insulation contaminated by damaged ceilings
  • Fences, and the sheds and lean-tos at the back of the block

Coming from Sydney

Our crew comes down the M1 for Illawarra work, so jobs are scheduled to make the trip count. For a roof, a strip-out or a demolition that is never a problem.

How a Wollongong job runs

  1. Test if it is not obvious. A sample and a NATA lab result before anyone quotes licensed removal of something that might be plasterboard.
  2. Fixed written quote covering removal, disposal and the clearance certificate, with a start date.
  3. SafeWork NSW notice lodged by us five days ahead of licensed removal work.
  4. Set-up. Barriers and signage, PPE, decontamination point, and a sealed negative-air enclosure for friable material.
  5. Removal. Sheets wetted, fixings removed, sheets whole, wrapped in heavy plastic, sealed and labelled. Corroded coastal fixings are cut rather than forced so sheets do not break.
  6. Waste run to an EPA-licensed facility, tracking paperwork to you.
  7. Clearance from an independent licensed assessor before the builder or roofer starts.

What a typical Illawarra job looks like

The most common Wollongong call is a test first, then a removal: a bathroom or laundry lining behind tiles, eaves that have started to crumble, or a garage roof that a roofer has refused to touch. A wet area is a day. A cottage re-clad is two to three. A roof is a day with the gutter and roof-space clean.

The northern villages bring the older and harder jobs: weatherboard cottages with fibro everywhere the weatherboard is not, on steep blocks with the ocean on one side and the escarpment on the other.

Commercial work around Port Kembla and Unanderra is the other regular: workshops and sheds with asbestos roofs and walls, and the occasional friable job with lagging, which we quote after a site visit.

Wollongong asbestos questions

What Illawarra owners ask us most. For anything else, call 0452 224 398.

Square metres, bonded or friable, and access. A wet-area lining is at the low end, a whole cottage re-clad or a friable job at the high end. Fixed quote after a visit or photos. Our cost guide explains the pricing.

Yes. Testing is a job in its own right. We sample, the NATA-accredited lab reports, and you decide what to do with the result. Plenty of Illawarra samples come back clear.

We remove and clear the roof and hand a sealed frame to your roofing contractor, scheduled back to back so the house is not left open.

Yes, Kiama, Berry and Nowra are regular work, planned as single trips.

Up to 10 m² of bonded asbestos can legally be removed without a licence in NSW, but coastal fibro is brittle and the disposal rules still apply. Friable always needs Class A. We wrote about the 10 m² rule.

An independent licensed asbestos assessor, not our crew. You get it before the area is handed back.
