Asbestos in Fairfield homes

If a home was built or renovated before 1990, the NSW Government’s rule of thumb is that it probably has asbestos somewhere, and that takes in most of Fairfield City’s established streets. Fibro cottages, brick-veneer houses with fibro eaves, and the garages, sheds and rear additions built behind them are where we find it most.

Garages are the classic Fairfield job. When a fibro garage comes down, whether for a granny flat, a new driveway or a knockdown-rebuild, the asbestos has to come off first, and that is exactly the Fairfield West job further down this page.

The industrial areas around Smithfield and Wetherill Park are a different kind of job. Workplaces have their own rules, including asbestos registers, and we handle commercial asbestos removal as well as homes.

What we do across Fairfield City

Bonded asbestos removal

External fibro, eaves, fences, internal linings and wet areas. Sheets are wetted, removed whole where possible, then wrapped and sealed before they leave the property. More than 10 m² must be removed by a licensed removalist.

Garages and sheds

Fibro garages, sheds and carports, walls and roofs. When the whole structure is coming down, the asbestos is removed first and the demolition follows, as on our Fairfield West job. Garage asbestos removal.

Asbestos testing

Before you renovate, buy or knock down, a sample tested at a NATA-accredited laboratory tells you what you are dealing with. How testing works.

Factories and warehouses

Older industrial buildings in Smithfield and Wetherill Park. If a workplace was built before 31 December 2003, the owner or manager must keep an asbestos register.

Disposal with a receipt

Every job includes transport to a facility licensed to accept asbestos waste. The NSW EPA says you remain responsible for your asbestos waste even when you pay someone to take it away, so we give you the disposal paperwork.

Clearance certificates

Licensed removal finishes with a clearance inspection and certificate from an independent third party, not the removal crew, before the next trade starts.

How a Fairfield job runs

Look and quote. We come out, look at what you have, take samples if needed, and give you a written quote.

Notify. Licensed removal work is notified to SafeWork NSW at least five calendar days before it starts. We lodge it.

Set up. Barriers and warning signs, personal protective equipment and a decontamination point.

Remove. Sheets are wetted and unfixed rather than broken, then wrapped in heavy plastic, sealed and labelled. If a garage or shed is coming down, the demolition follows once the asbestos is out.

Dispose. Straight to a facility licensed to accept asbestos waste, with the paperwork to you.

Clear. An independent third party inspects and issues the clearance certificate.

Recent job: Fairfield West

Fairfield West: fibro garage removal and demolition

An asbestos-clad garage behind the house had to come down. The asbestos was removed under the asbestos rules, the garage was demolished, and the site was left clean and clear of asbestos, as the before and after photos show. Project write-up.

Just over the boundary, our Guildford jobs are on the Guildford page.

Fairfield asbestos questions

The questions we hear most. Anything else, call 0452 224 398.

It comes down to the square metres, the material and the access. A garage is a very different job to a whole house. We quote in writing after seeing it, and our cost guide explains what drives the price.

Yes. The asbestos comes off first, then the garage is demolished, as on our Fairfield West job.

A homeowner can legally remove less than 10 m² of non-friable asbestos in NSW, but the NSW Government strongly recommends a licensed removalist because there is no safe level of exposure. Anything over 10 m² must be done by a licensed removalist.

If the workplace was built before 31 December 2003, or asbestos has been found there, the owner or manager must keep an asbestos register and make it available to people working there. Where asbestos has been found, an asbestos management plan is needed as well.

No. The NSW Government has announced a trial of free collection and disposal of smaller amounts of household asbestos waste, expected to start in 2027. Nothing announced so far covers removal.

No. It is illegal to put asbestos in your kerbside bin, or in an uncovered skip or one not approved for asbestos. It has to go to a facility licensed to accept asbestos waste.

Yes. Cabramatta, Canley Vale, Bonnyrigg, Bossley Park and the rest of Fairfield City are all part of this page’s area.
