Asbestos in Liverpool homes
If a home was built or renovated before 1990, the NSW Government’s rule of thumb is that it probably has asbestos somewhere. In the Liverpool area that covers the established suburbs around the city centre, Warwick Farm, Lurnea, Casula and Moorebank, and the 1960s housing estates around Green Valley, Miller and Cartwright. Fibro eaves, garages, sheds and wet-area linings are where we find it most.
The newer estates out towards Edmondson Park and Austral were built long after asbestos cement stopped being used, so the houses themselves are unlikely to contain it. Older cottages, farm sheds and outbuildings on the remaining rural blocks are a different story.
The industrial areas in Moorebank, Chipping Norton and Prestons are a separate kind of job. Workplaces have their own rules, including asbestos registers, and we handle commercial asbestos removal as well as homes.

What we do across the Liverpool area
Garages, sheds and carports
Walls and corrugated roofs on garages, sheds and carports, including old farm sheds on rural blocks. If the structure is coming down, the asbestos comes off first and the demolition follows. Garage asbestos removal.
Asbestos testing
You can't tell asbestos by looking at it. A sample tested at a NATA-accredited laboratory gives you a definite answer before a renovation, a purchase or a knockdown. How testing works.
Factories and warehouses
Older industrial buildings in Moorebank, Chipping Norton and Prestons. If a workplace was built before 31 December 2003, the owner or manager must keep an asbestos register.
Disposal with a receipt
Transport to a facility licensed to accept asbestos waste is part of every job. The NSW EPA says the owner of the waste is still responsible for it after paying someone to take it away, so you get the disposal paperwork.
Clearance certificates
Licensed removal is signed off by an independent third party, not the removal crew. On our Guildford jobs a third-party hygienist issued the clearance certificate.

How a Liverpool job runs
Look and quote. We inspect what you have, take samples if it hasn’t been confirmed, and give you a written quote.
Notify. Licensed removal work is notified to SafeWork NSW at least five calendar days before it starts. We lodge it.
Set up. Barriers and warning signs, personal protective equipment and a decontamination point.
Remove. Sheets are wetted and unfixed rather than broken, then wrapped in heavy plastic, sealed and labelled.
Dispose. The waste goes to a facility licensed to accept asbestos, and you keep the paperwork.
Clear. An independent third party inspects the area and issues the clearance certificate.
Nearby jobs
Guildford: external wall sheeting and corrugated roof
Asbestos wall sheeting and corrugated asbestos roof sheets were removed from a structure behind the house. The job was over 10 m², so a SafeWork NSW notification was lodged and a third-party hygienist issued the clearance certificate. Project write-up.
Guildford: first-floor bathroom and toilet
Just under 40 m² of asbestos-containing material came out of a first-floor bathroom and toilet. The carpet on the stairs and the first floor was protected throughout, and a clearance certificate was issued at the end. Project write-up.

Liverpool asbestos questions
The questions we hear most. Anything else, call 0452 224 398.
It depends on the square metres, the material and the access. We quote in writing after seeing the job, and our cost guide explains what drives the price.
Homes in the newer estates are very unlikely to contain asbestos cement. The NSW Government’s rule of thumb is that homes built or renovated before 1990 probably have it. Older sheds or cottages on the same block are worth checking.
No. The NSW Government has announced a trial of free collection and disposal of smaller amounts of household asbestos waste, expected to start in 2027. Nothing announced so far covers removal.
Yes. Moorebank, Casula, Prestons, Green Valley and the suburbs out to Edmondson Park are all part of this page’s area.
