How do I know if I have asbestos in my home?

You cannot tell by looking. Asbestos has no smell, and in many materials it looks like ordinary cement or insulation. Sydney homes and buildings put up before 1990 often contain it in roofing, eaves, bathroom walls, floor tiles, vinyl backing, and fencing. The only way to confirm asbestos is to have a licensed provider test it.

  • Before buying or selling. Buyers use a test report before signing a contract. Sellers use one to show the property is safe and avoid problems at settlement.
  • After damage. Storm damage, water leaks, or cracked fibro sheeting can expose material. A test confirms whether the damaged area is a risk.
  • For workplace and strata records. Builders and landlords use reports to meet Work Health and Safety duties, and strata managers use them to update an asbestos register.

 

Visual inspection and lab testing: the difference

A visual inspection is the first part of the job. A licensed assessor walks the site and flags suspect materials based on age, type, and location. This tells us where to sample and what to look for.

A visual check on its own cannot confirm asbestos. Appearance is not proof. Lab testing is the only way to know for certain whether a material contains asbestos fibres. We pair the two: an on-site inspection to identify suspect materials, then sample testing in an accredited lab to confirm the result.

How our asbestos testing works

We complete testing in five clear steps:

  1. A licensed asbestos technician visits your site.
  2. We collect samples using approved handling protocols, so the material is not disturbed unsafely.
  3. Samples go to a NATA-accredited laboratory, tested with PLM (Polarised Light Microscopy) or DS (Dispersion Staining).
  4. The lab confirms whether asbestos is present and identifies the type.
  5. We send a full written report with the risk level and advice on what the law requires.

We test bonded asbestos, friable asbestos, and the common construction materials found in Sydney properties. We do not use retail kits. All testing meets SafeWork NSW and WHS requirements, so the report stands up for council requests, builders, and inspectors. If removal is needed, we can move straight to asbestos removal.

How long does testing take?

Results take one to three business days, or 24 to 72 hours, depending on the number of samples and current lab demand. Urgent and after-hours testing is available on request, with the faster rate disclosed upfront. What the report includes

You do not get raw data with no explanation. Every report sets out:

  • Clear identification of asbestos-containing materials (ACMs)
  • Sample locations
  • Material types and asbestos category
  • Legal guidance for removal, encapsulation, or monitoring

We explain the next legal step based on your building type and how it is used. From there you can satisfy a council, brief a builder, or move ahead with safe removal.

What to do after a positive result

A positive result is not a crisis. It means you now know what you are dealing with and can act on it correctly. Depending on the material and its condition, you have three paths:

  • Removal. The material is taken out by our licensed team under SafeWork NSW rules.
  • Encapsulation. Where removal is not practical yet, the material is sealed in place to keep it safe.
  • Air monitoring. For friable work or higher-risk jobs, we run air monitoring to check fibre levels during and after the work.

Your report points to the right path for your situation. Once removal is complete, we issue a clearance certificate so you can reoccupy the space or carry on with renovations. If the test comes back negative, we document that too, which protects you when selling or leasing.
