Asbestos in Bathurst: roofs first, then everything else

Bathurst has two kinds of asbestos problem. The town itself is full of Federation and inter-war houses that picked up fibro additions in the 1950s and 60s: a sleep-out, a laundry, a garage, a re-lined bathroom. Then there is the post-war housing in Kelso, West Bathurst, South Bathurst and Eglinton, where the whole house or the whole garage is asbestos cement, and the rural properties around Perthville, Rockley, Sofala and O’Connell with shearing sheds, machinery sheds and hay sheds under Super Six roofing.

Roofs are the job we do most in Bathurst. Super Six corrugated asbestos roofing was cheap, it went on thousands of sheds, garages and houses in the Central West, and after fifty or sixty winters of frost, hail and sun it is brittle, cracked and shedding fibres into the gutters. Most of our Bathurst calls start with someone wanting a roof replaced and discovering what it is made of.

Roof removal, full removal, demolition and testing in Bathurst

Asbestos roof removal

An asbestos roof comes off sheet by sheet: no power tools, no dropping sheets off the edge. Each sheet is wetted, unscrewed, lowered and wrapped on the ground. Gutters are cleaned out because the sludge in them is asbestos too, and the roof space is HEPA-vacuumed and the frame sealed with PVA.

Full asbestos removal

External and internal sheeting, sleep-outs and 1950s additions, whole garages and sheds. Sheets removed whole where possible, wrapped and sealed on site.

Shed and garage demolition

Where a building is coming down we do the licensed removal and the demolition in the same visit, including the ground clean-up around a shed where broken sheets have been lying. One crew, one trip from Sydney, one clearance certificate at the end.

Testing before you commit

Not every grey sheet is asbestos. Samples go to a NATA-accredited laboratory (how testing works) and you get the result in writing, usually within days, so a farm shed or a sleep-out is quoted for what it actually is rather than what it looks like.

Disposal from the Central West

Transport and disposal at an EPA-licensed facility is included, with the truck sized to the volume of the job. You receive the waste documentation, which is what a buyer, insurer or certifier will want to see later, and what proves the sheeting did not end up buried on the block.

Clearance certificates

After every licensed removal an independent licensed assessor, not our crew, inspects the roof space or building and issues the clearance certificate. Your roofer or builder starts once it is in hand, and air monitoring is added for any friable work.

Where we find it on Bathurst properties

What we typically find on Bathurst properties:

  • Super Six roofing on garages, sheds, carports and older homes
  • Fibro sleep-outs, laundries and lean-tos added to older houses
  • External sheeting on post-war cottages and garages
  • Bathroom and laundry linings behind tiles
  • Farm buildings: shearing sheds, machinery sheds, old dairies and pump houses
  • Fences and the odd fibro water tank stand

Where we work around Bathurst

Bathurst and the suburbs

Bathurst, West Bathurst, South Bathurst, Kelso, Windradyne, Llanarth, Abercrombie, Mount Panorama, Eglinton, Raglan, Gormans Hill and Mitchell.

The villages and rural blocks

Perthville, Georges Plains, The Lagoon, O'Connell, Rockley, Trunkey Creek, Sofala, Wattle Flat, Peel, Yetholme, Meadow Flat, Vittoria and the farms in between.

The Central West

We travel through to Orange, Blayney, Millthorpe, Oberon and Lithgow, and further out to Forbes and Parkes. Lithgow has its own page.

We come out from Sydney, so Bathurst jobs are planned so the crew, the truck and the waste run happen in one trip. For a roof, a full re-clad or a demolition that is never a problem, and it is how we have been working in the Central West for years.

Farm sheds and rural buildings around Bathurst

Shearing sheds, machinery sheds, hay sheds, old dairies and pump houses on the properties around Bathurst are often entirely asbestos cement, roof and walls, and often already breaking up. When a shed is being replaced or a property is being sold, the sheeting has to come off and go to a licensed facility; it cannot be buried on the block or burnt, and both still happen more than they should.

We quote farm buildings from photos and measurements, plan them as a single trip with the truck sized to the volume, and include the ground clean-up around the shed where broken sheets have been lying. If the shed is coming down entirely, we remove the asbestos, clear it, and demolish the frame in the same visit.

How a Bathurst job runs

  1. Photos and a quote. For most Bathurst roofs a set of photos and the measurements are enough for a fixed written price. For anything unusual we come and look.
  2. Dates. We lodge the SafeWork NSW notice (five days ahead of licensed removal) and book the roofer for the day after.
  3. Set-up. Ground protection, barriers and signage, roof edge protection or harness points, decontamination point.
  4. Removal. Sheets wetted, fixings removed, sheets lowered whole and wrapped on the ground. Gutters cleared, roof space HEPA-vacuumed, frame sealed with PVA.
  5. Disposal. The wrapped sheets go to an EPA-licensed facility and you get the waste documentation.
  6. Clearance from an independent licensed assessor, then the roofer or builder takes over.

What a Bathurst roof job looks like

A typical Bathurst call is a garage or shed with a Super Six roof, or a house where the roofer has refused to touch the old sheeting. A single garage roof is a half day. A house roof is a day, sometimes two with the gutter and roof-space clean. A shearing shed depends on the size, the height and how much of the sheeting is already broken.

Where sheets have cracked and been sitting in the weather, we treat the roof space and the ground under the eaves as contaminated and clean those too, because that is where the fibres have gone.

Bathurst asbestos questions

What Bathurst owners ask us most. For anything else, call 0452 224 398.

A single garage roof is at the low end, a full house roof with gutter and roof-space clean at the high end, and a big farm shed depends on height and condition. We quote fixed from photos and measurements or from a visit. Our cost guide explains what moves the price.

We do the asbestos removal and hand over a cleared, sealed roof frame to your roofing contractor, and we schedule with them so the new roof goes on straight after. If you have not chosen a roofer, tell us and we will work to their dates.

Not legally, unless he holds an asbestos removal licence, and most roofers do not. Anything over 10 m² of bonded asbestos must be removed by a licensed removalist, and a roof is always over 10 m².

Yes. Bathurst, Orange, Blayney, Oberon and Lithgow are all regular Central West work for us, planned as single trips.

Cracked or hail-damaged asbestos sheeting should not be patched. Once it is broken it is releasing fibres, and the roof needs to come off. Encapsulation is only an option for intact material.

An independent licensed asbestos assessor, not our own crew. You get it before the roofer or builder starts.
