Parramatta's housing: every era, and asbestos in most of them
Parramatta has some of the oldest housing in the country and some of the newest, and asbestos turns up in the sixty years in between. Federation and inter-war homes in Harris Park, Granville and Merrylands picked up fibro sleep-outs, laundries and garages in the 1950s. Northmead, Winston Hills, Guildford, Ermington, Rydalmere and Dundas were largely built in fibro and weatherboard after the war. The 1970s and 80s brick veneer of Baulkham Hills, Castle Hill, Carlingford and North Rocks has fibro in the eaves, the garage and the wet areas. Taking off a sleep-out, a garage, a rear extension or half a house for a duplex conversion is the job we do most around Northmead and Parramatta. Asbestos out and cleared first, then the structure comes down, same crew, one clearance certificate. Full house demolition works the same way.
Asbestos removal
External cladding, eaves, internal linings, roofing and fences. Sheets wetted and kept whole, wrapped and sealed on site, frames sealed with PVA. Where the weather turns, exposed walls are wrapped in 200-micron plastic so the house stays dry until the builder arrives. Friable material runs under Class A conditions.
Wet-area strip-outs
Bathrooms, toilets, kitchens and laundries, including first-floor rooms where carpet and stairs have to be protected on the way in and out. Small in square metres, but the containment matters more indoors than anywhere, and the room is sealed before anything is touched.
Testing and inspection
Samples to a NATA-accredited laboratory before a renovation, a purchase or a DA, with the result in writing. How testing works. For a duplex or extension it tells your designer what has to come out before the drawings are finished, not after.
